1Grand Hyatt The Red SeaCompleted
Shura Island, Red Sea, Saudi Arabia

Why it matters: Shura Island's hotels are moving from construction to operation, and seven of the nine restaurants open later, so restaurant fit-out continues after the opening.
2The Westin Hilton Head Island Resort & SpaUnder works
Hilton Head Island, South Carolina, US
The resort closed on 2 November for a $50 million renovation of its 420 rooms (32 suites), lobby, five new dining concepts, an adults-only pool, an expanded Heavenly Spa and about 40,000 sq ft of meeting space. Reopening is expected in mid-April 2027. An affiliate of KSL Capital Partners bought the resort in 2025. Designer and contractor are not named.

Why it matters: A full closure compresses a resort-wide scope, from rooms to restaurants and spa, into about five and a half months, a tight programme for FF&E delivery.
3Royal Armouries MuseumDesign
Leeds, England, UK
The museum appointed BDP, after a competitive process, to lead the next stages of its £100 million Waterfront Development at Leeds Dock. The scope includes a 3,500 sq m exhibition and events hall, taking conference and events space past 8,000 sq m, a venue for immersive experiences, and hospitality and leisure spaces. A planning application is due in 2027.

Why it matters: A national museum adding conference, events and hospitality space gives fit-out firms a mixed cultural and hospitality scope; only the architect is named so far.
4Eames Institute MuseumDesign
Novato, California, US
Herzog & de Meuron released designs to convert the former Birkenstock campus, an 88-acre site, into a museum for the Eames Institute of Infinite Curiosity. The masterplan has been submitted to the City of Novato. EHDD is executive architect and Field Operations is designing the landscape. Major construction is intended to begin in 2028, with opening targeted for 2030. Value not stated.
